if ur talking about agi then get buriza it's like need for almost all heroes some except int, and hyperstone, shadi, desolator, arent bad choices either.

Ya this is really subjective to the primary attribute of the hero and heros on your team/items they're getting and what heros the other team has.

AGI heroes don't have a general build. For instance, Fuzzy and Razor have two very different playstyles. The first thing you want on Furry is a Lothar's, because as soon as someone sees you use his two spells, they're just going to run away. You need to use Lothar's just so you can get in melee range. You'd probably want Boots of Travel on him so you can chase and finish. Razor, on the other hand, is better off with something like Buriza, to amp up his damage by tons. You want Power Treads so you can add to his attack speed--Unholy Aura will beef his move enough anyway.

no, lothars is a shitty item, wards, gem, necro3,... make it useless, get a blink dagger, much cheaper and much better, after that get heart -> bots -> more hearts
on razor, i never get treads, hes got enough ias as it is because he gets lots of stats early and he has frenzy, and well, bots pretty much own treads in every single aspect on 95% of the heroes.
i like getting either radiance or maelstrom on him for mass farming, and then bots, after that either another dmg item or aegis.
if im playing in a hard lane vs a good team, ill go straight for mkb cuz its much easier to farm then a relic, and you wont have much use for maelstrom cuz you wont get a lot of free farming opportunities.

Um, nobody is going to be wandering around with a Necro 3 for no reason, so unless they see him coming from a quarter of a map away, they're not going to avoid him via that method.
Wards is equally easy to fix, simply change lanes and they wasted 300-something gold on nothing. Either way, you'll probably get at least one kill before they get wards. They're not permanent and they have a relatively easy line-of-sight to avoid anyway. If they become THAT big of a nuisance, get wards of your own and destroy theirs.
A gem, well, if they want to spend 800-something G on a gem that they could drop, you've pretty much done your job. Avoid that player and you've got 4 other people you can kill. You can even use the thing for pretty much failproof escapes. As soon as you're out of LOS with WW on, they're going to have a tough time figuring out which path you took.
No matter how you cut it, a Blink dagger is just an expensive item for its rather shitty return. Lothars gives +10 agility, +20-something dmg, and invis. Blink dagger gives blink, and blink only.
thefazant apparently prefers chase-kills, where he has no slowing methods but can just outrun the player and finish. I prefer spot-kills, where my IAS items and sudden appearance mean I can take them out in about 6s. The chase-kills would be more useful if someone tried to stand up and fight you, but I find that to be rather rare. Most aren't stupid enough to fight Fuzzy while he's got his ult and Rage on, and I find that chasing often means that you get stunned out of kills or they use abilities like WW to get away.

I play TDA games all the time, and I've never run into any of your listed problems. I guess I don't use Ursa like some kind of blunt instrument, I use him like a scalpel. I pick my spots to fight instead of running Pel-Mell at every hero I want to kill. But hey, if you've got a nifty paragraph you put together, good for you. :)
